The huge 22,000 m2 DC Miles distribution centre is soon set to take shape on one of the last few large plots available on the Medel Business Park in Tiel. Building consortium Hercuton/ Remco Ruimtebouw – both part of the Commercial Building Cluster of the Janssen de Jong Group – will be responsible for the building on behalf of the European division of this worldwide investor.
The development is in the hands of Over Engh Vastgoed BV, and has been made possible thanks to collaboration with the Medel Industrial Promotion Board. Jones Lang LaSalle B.V. and Savills plc are involved in the project on behalf of the investor, and are already in negotiation with various potential tenants. Ivo van der Mark, General Director of the Commercial Building Cluster, commented, “The collaboration between all stakeholders has gone without a hitch. The Municipality of Tiel and the Medel Industrial Promotion Board have been highly cooperative in ensuring a rapid and smooth handover.”
In this newbuilding project, the building consortium Hercuton / Remco Ruimtebouw will once again be the guarantors of top quality. The premises will be built in accordance with the requirements of the Building Quality Assurance Act (Wkb). Seconed (TIS) are also involved in the project, and will be responsible for all inspection activities via Technical Inspection Services (TIS). As Ivo van der Mark continued, “Clarity on who is responsible for what will help move the project forward. The combination represents a further step towards improving customer satisfaction in the construction process.”
The newbuilding project will be carried out on the Medel Business Park in Tiel, on a plot measuring 35,595 m2. The structure, walls and roof will all be produced entirely in steel. All-round be base of the building will be a concrete skirt. The new premises will house 774 m2 of office space and a 2,730 m2 mezzanine floor. The entire distribution centre will be fitted with a sprinkler system and will be accessed via a 21-dock loading bay. The premises will be available for let from July 2018 onwards. The sustainability target for the building is BREEAM Good.
Remco Ruimtebouw will be undertaking this project in close collaboration with sister company Hercuton. Together with ServicebouwPlus, Hafkon International and Ocmer, they form the Commercial Building Cluster of the Janssen de Jong Group. In the words of Ivo van der Mark, “Hercuton recently completed a pilot project for Wkb building in building class 2, at the Dordtse Kil III. The knowledge and experience acquired in that project will now be utilised in collaboration with Remco Ruimtebouw.”
Over the years, Remco Ruimtebouw have built up a track record as reliable specialists in projects on this scale. Since the company was established in 1972, it has been responsible for building commercial premises based on modular steel systems. Many of the elements are prefabricated in the company’s own factory. These prefab elements – such as the steel structure and wall and roof elements – are delivered to the construction site already cut to size, and assembled to form a complete unit by in-house construction teams. Remco Ruimtebouw will be responsible for supplying a complete turnkey building.
The central location of Tiel makes the Medel Business Park an ideal establishment site for many types of business. Tiel is situated to the southeast of Utrecht, immediately adjacent to the A15 motorway. Medel Business Park is easily accessible by private transport, with perfect access to the A15 motorway. The Business Park also offers excellent connections by water via its container loading and unloading dock, on the banks of the Amsterdam Rhine Canal. Over the past few years, Medel Business Park has developed a reputation as one of the leading logistic locations in the Netherlands.
The site transfer took place on 16 November 2017 and pile driving has now been started. Handover is planned for July 2018.
